Why soft wash
Pressure is the wrong tool for most of your house
The black streaks running down a Gulf Coast roof are not dirt. They are Gloeocapsa magma, an algae that feeds on the limestone filler in asphalt shingles. Blast it with a pressure washer and you strip the granules that protect the shingle — which shortens the life of the roof and voids most manufacturer warranties.
Same story on siding. High pressure drives water behind vinyl and hardboard, and it etches stucco. What actually kills mold and algae is the right cleaning solution and enough dwell time, not force.
So siding, stucco, and roofs get a soft wash — low pressure, the correct mix, and patience. Driveways, sidewalks, and patios get a surface cleaner and real pressure, because concrete can take it. Matching the method to the surface is most of the job.
Wash the algae off a roof and it comes back. Kill it at the root and it stays gone for years.

Salt eats work trucks on the Coast, and a dirty van does not make the phone ring. Mobile fleet washing means I come to your yard on a set schedule — weekly, biweekly, or monthly — so your trucks stay presentable without pulling a driver off route to sit at a wash bay.
Priced per unit on a recurring schedule, so you know what it costs every month. Reclamation wash first if the fleet has been sitting a while, then a maintenance rate after that.

Straight answers
Will pressure washing damage my siding or roof?
It can, which is exactly why I do not use high pressure on those surfaces. Siding, stucco, and roofs get a soft wash at low pressure. Concrete and masonry get real pressure because they can take it. The damage people worry about comes from using one setting on everything.
What are those black streaks on my roof?
Algae — Gloeocapsa magma. It feeds on the limestone filler in asphalt shingles, which is why it spreads downward in streaks. It is not stain and it will not rinse off. It has to be killed with the right solution or it grows straight back.
Is the cleaning solution safe around plants and pets?
Landscaping gets soaked down before I start and rinsed again after, which dilutes anything that reaches it. Keep pets inside while I am working and let treated surfaces dry, then everything is back to normal.
How much does it cost?
Every property is different, so I quote each one instead of posting a number that probably would not fit your house. Price comes down to square footage, how many stories, roof pitch and access, and how far gone the mold or algae is. Estimates are free, and you get one flat price for the whole job before I start — never an hourly meter and never a surprise at the end.
How often should this be done?
On the Coast, most houses want a wash every 12 to 18 months, and shaded north-facing walls closer to yearly. Roofs run longer, usually every three to five years. Driveways are down to how much you care and how much traffic they get.
Are you licensed and insured?
Yes — Moran's ProWash is licensed and carries liability insurance. If your HOA or property manager needs a certificate of insurance on file before I start, ask and I will send it over.
Do you need my water and power?
Just an outside spigot in most cases. I bring everything else. If your water pressure is low I will let you know before we start rather than halfway through.
Do you do commercial and recurring work?
Yes. Storefronts, restaurant dumpster pads, drive-thrus, sidewalks, and building exteriors, plus scheduled recurring service for property managers and HOAs. Fleet washing runs on the same kind of schedule.
